Landlord fees explained
We want you to understand the fees that are payable when you let your property through us. Below are all our landlord fees shown inclusive of VAT, unless otherwise stated.
We offer 2 services to landlords:
Initial Letting Fee: £234 (inc VAT)
This covers market appraisal, marketing, accompanied viewings, preparing tenancy agreement, inventory and deposit registration and is applicable for all NEW tenancies.
Monthly Management Fee: 12% of monthly rent (inc VAT)
This covers collection and distribution of rent, managing maintenance issues, regular and check-out property inspections.
Let Only (Tenant Find)
Fee: 1 months rent & VAT
This covers market appraisal, marketing, accompanied viewings, preparing tenancy agreement, inventory and deposit registration and is applicable for all NEW tenancies)
Other fees which may apply:
Gas Safety Certificate: as per cost incurred, usually £78 (inc VAT)
Energy Performance Certificate: as per cost incurred, usually £50 (inc VAT)
Legionella Risk Assessment, as per cost incurred, usually £60 (inc VAT)
Key cutting: as per cost incurred
Tenant Purchase Fee
Should you in the future sell the property to the current tenant or an associated party of the tenant at the end of the tenancy, commission at 1.00% plus VAT shall become due upon exchange of contracts of the sale.
Please note – we do not add fees to works invoices or charge landlords for tenancy renewals.
