Not all Mortgage Brokers are independent and consequently they may not necessarily give you the most impartial advice!
As we are independent mortgage brokers we offer our clients the choice of paying a fee only, we then refund any mortgage procuation fee we receive from the lender on completion of the mortgage.

This is down to our ability to provide an all round service due to our strong relationship with Mortgage Lenders, Local Solicitors, Estate Agents and Surveyors.

Our aim is to make the process of arranging and obtaining a Mortgage as easy as possible for our customers by liaising with all the parties involved on a regular basis.
As a truly independent mortgage broker, Swindon Property Group Ltd offer you professional, fully independent and impartial view of the mortgage market.
This independence means that you can be sure that a Swindon Property Group Ltd recommendation will find the right solution for your needs. Other advisers or brokers may only be able to offer you a limited selection of mortgage lenders and products.
During your first meeting with a Swindon Property Group Ltd adviser, they will take the time to find out about you - your income, financial circumstances and future plans - before making any recommendations, importantly you are free to meet an adviser for initial discussions on an obligation-free basis.
Once our advisers are happy that they understand your current position and what it is you want to achieve they will present their recommendations for mortgage products and repayment options, as well as discussing your mortgage protection needs. Because we have a good understanding of each lender's underwriting criteria, your application will only be placed with providers whose criteria you are likely to meet.
They will then arrange to complete the necessary Mortgage applications and any associated protection applications with you.
Our administration team then takes over and tracks your application with the Mortgage Lenders, Life Companies and liaises with the relevant parties to ensure that your mortgage application progresses as smoothly as possible.
Fees
A fee will be charged when you apply for your mortgage which will vary depending on your circumstances. If you have a clean credit history and the mortgage is not complex we usually charge £295. If you have an impaired credit history or the mortgage is complex, the fee may be up to 1%. For a mortgage of £100,000 this means you will pay £1,000. We will also be paid commission from the lender.
Alternatively, you may pay a fee of 1.5% when you apply for the mortgage with any commission paid to us from the lender refunded to you on completion. For a mortgage of £100,000 this means you will pay £1,500.
